Do I Really Get All This For Free?

Yes! The only added fee is if you order additional toll free property recording signs. They are only $11 and include delivery - order here

How Long Can I Run My Ad(s) For?

Till your home or listing is sold. It is recommended to keep advertising until the property closes so you can look at back-up offers in case something changes with the original sale. If you're an agent this is a great way to continue receiving buyer leads for additional business!

How Often Can I Change My Ad?

As often as you want. It's important to keep us updated on price changes or if you go from selling "For Sale By Owner" to listing with an agent. Please allow us up to 24 hours to make any changes.

When Will My Web Page & Flyers Be Ready?

Most pages are completed within a couple of hours but depending on the traffic use of our system, it can take up to 24 hours. Remember to email us your photos right away to help prevent any delays in page completion. photos@sellassist24.com

How Do I Send Photos?

1) Go to your e-mail provider & compose an email (Gmail, Hotmail, Yahoo. AOL, etc...)

2) In "Subject" line put your property ID#

2) Click the "Attach" icon/button within your email page

3) Find the folder you have your photos and pick the ones you want to send us

4) Ensure your photos are labeled - Front, Kitchen, Living Room, Master Bath...

5) Send your email to photos@sellassist24.com

Remember that we use the front of a home or property as the primary picture. Let us know in your email if you want a specific photo used as your main picture other than the front.

Can I Change How My Flyer Looks?

Yes. Simply go to your "Dashboard" page and you will be able to choose from several flyer designs and colors.

When Will My Property Show Up On Classified Ad Sites?

Your property will start showing up within 2 hours of your submission. You can track which sites are showing your home on the "Dashboard" link we sent you. Click here if you can't locate your "Dashboard" page.

When Will I Get My Sign?

As soon as you have completed Step 2, your toll free property recording and extension sign will be mailed to the "mailing address" you provided. We ship ground and you should receive your sign within 5-7 business days. If you need the sign sooner we can ship overnight but you will be required to pay the extra cost. We typically ship USPS or UPS so call us about the overnight details 1-800-460-3037 ext: 7

How Do I Get More Signs?

You can order additional signs with your recorded extension for $11 ea. and it includes shipping. Click here to order additional signs.

How Do I Save My Dashboard Page To My Computer?

You will receive your "Dashboard" information by email. Once you open your page you will see a link titled "favorites". Simply click that to bookmark your "Dashboard" page or you can do this from your "File" tab generally at the top left of your web browser. If you can't locate your "Dashboard" page click here.

That's fine! The more exposure your property gets the better the chances a buyer will find it and make an offer. If you run ads yourself, remember to ask all buyer inquiries to contact SellAssist24.com by showing the toll free number and the Personal Property ID#  we assigned to you.

Can I Still Use You If My Home Is In ForSaleByOwner.com?

Of course you can. If you advertise or pay to work with any "for sale by owner" type company your property is simply being thrown into a website that drives buyers to other homes for sale. Not only do we offer more selling tools then any FSBO company out there we also ensure your property stands out with it's own private property web page and toll free recording system. 

Can I Still Use You If My Home Is Listed With A Real Estate Agent?

Yes! Can your agent offer you all the marketing tools we are? Can they even tell you how many buyers inquired about your property 24/7? We have hundreds of real estate agents using our system everyday to help sell their listings. Many sellers like to add us on their own so they can see what's going on with the marketing of their home and it also gives them the feeling they have some control over what is happening with their property.

Why Leave Off Price Or Bedrooms On Ads?

The #1 reason a buyer drives off is because of price. By having them call your property recording for the information increases the chances  the buyer will want to speak with one of our customer service representatives and allow us to screen them before you let them in. If you're an agent it allows you to call the buyer back and sell your listing more effectively or to pick up additional buyer leads for increased business!

After You Screen A Buyer What Do You Do Next?

If your the home owner we would collect the buyers information - name, phone number, urgency to buy, are they qualified with a lender, how much are they qualified for... Once we have properly screened them we would contact you with the information we have obtained so you can set a time to show your property. This is a great security tool by letting you know who your about to let into your home in advance!

Agents - The caller will be directed to you if they want to speak with someone and/or we email you the callers information collected by our automated caller tracking system.

What Should I Ask A Buyer Before Letting Them in?

In most situations SellAssist24.com would have already screened the buyer for you but sometimes a buyer will just approach your property and ask to see inside. For safety is recommended to have them call us 1st. Simply explain that you are working with us and would prefer them to call 1-800-460-3037 ext: 7 to set an appointment. It's also ok to ask someone to see their drivers license prior to letting them in to verify who they claim to be. If you are listed with a real estate agent them give the buyer your agents information to set up that appointment.

How Much Advance Notice For An "Open House"?

It's best to make your announcements no later then 2 weeks and no soon then 1 week. We will change your recording and flyers within 24 hours to give any potential buyers notice of your upcoming event.

How Do I Track The Leads You Send Me?

Your "Dashboard" will let you know the number of calls that came in each day. You will know which property they called and on what type of ad they found you on - Website, Magazine, Flyers, Sign... You can also review and print a report of inquiries for each of your listings to review. This is a great tool to let you know the number of callers vs. showings so you can share this information with your seller and justify a price reduction.

I Have Site Agents, How Should I Use Your Services?

If you have a signed contract with a buyer's agent you will want to contact them and they'll assist you properly. Do I Really Need A Home Inspection?

We always suggest that all buyers should get at least a general home inspection, even if it's new construction. A professional inspector will go through the home from top to bottom and report any negative findings. From there you can continue with the purchase or request the seller to make the repairs. In some cases you can even ask to adjust the price of the home to reflect the repair costs. How you handle your inspection findings can depend on your local state laws or the banks involvement. What Kind Of Inspection Should I Get?

There are several types of inspections - General home inspection, Pest inspection, Well & septic inspections, Perk tests, Soil testing, Oil tanks...
