All real estate advertising is subject to Title VIII of the Civil Rights Act of 1968, as amended ("Fair Housing Act"). The Fair Housing Act prohibits discrimination in the sale, rental and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including people securing custody of children under the age of 18), and handicap (disability). The Site will not knowingly accept any real estate advertising which is in violation of any applicable law. You must not submit or post any ad which discriminates based on race, color, national origin, religion, sex, sexual orientation, familial status and or handicap or disability.

The website is owned and operated by Today's Home Buyer.  We are primarily an advertising/marketing service for real estate offered "for sale by owner", sellers and real estate agents. Today's Home Buyer / does not list real estate on any MLS. Our primary business consists of internet marketing or advertising through Today's Home Buyer / and other real estate web advertising sites.

Any disputes of our privacy, use, terms and disclaimers shall be governed by and construed in accordance with the laws of the State of Washington, notwithstanding the conflict of laws provisions of any state. You irrevocably and unconditionally (i) consent to submit to the exclusive jurisdiction of the state and federal courts for any litigation or dispute arising out of or relating to this Agreement or your performance or nonperformance hereunder (including but not limited to collection matters), (ii) agree not to commence any litigation arising out of or relating to this agreement or the Today's Home Buyer /'s performance or nonperformance hereunder except in the Washington courts, (iii) agree not to plead or claim that such litigation brought therein has been brought in an inconvenient forum, and (iv) agree the Washington Courts represent the exclusive jurisdiction for all disputes arising out of or relating to this Agreement, or either parties’ performance or nonperformance thereunder.  Disputes arising out of or relating to this Agreement shall include but not be limited to disputes arising out of or relating to your access to, use of and/or purchase of services or goods made available on  You agree that regardless of any statute or law to the contrary, any claim or cause of action by you arising out of or related to your use of the Site, the Agreement, or the Company’s performance or nonperformance under the Agreement, must be filed within one (1) year after such claim or cause of action arose, or it shall be forever barred.

Today's Home Buyer / has the right to remove any form of marketing from it's website if non-payment on banner ads or abuse from property postings, advertisers or professionals in the "Pro Directory". Clients will be notified 24 hours in advance by the email stored in our system as form of notification. We do notify user 1 (one) time of any issues prior to removal in an attempt to rectify the issue or abuse. We also have the right to refuse placement of ads/properties/banners... due to improper subsistence or past abuse history.

"Abuse" is understood as meaning: solicitation attempts from a 3rd party to gain business from one of our clients, posting false or misleading information, not keeping Today's Home Buyer / or it's staff of updates or changes to a property (such as price reductions), inappropriate photos (no children or pornographic images allowed), no negative postings about, it's affiliates or properties being posted and the destruction or defacing of material(s) used while property is being marketed through

Payments - Banner Ads:

All payments are currently made through PayPal with the use of credit or debit card. Today's Home Buyer / does not have access to your financial information. We are not associated with PayPal or have a say in it's rules or guidelines. PayPal is a secure payment system!

Banner Ad Payment, Use & Terms:

Paid advertising (banner ads) are currently made through PayPal with the use of credit or debit card. Today's Home Buyer / does not have access to your financial information. We are not associated with PayPal or have a say in it's rules or guidelines. PayPal is a secure payment system!

Today's Home Buyer / does not guarantee any leads or sales to those that buy and post banner ads. All banner ads are for marketing purposes only. We do refer buyers and sellers to those with paid banners ads prior to those who have not. If more than 1 (one) professional has a banner ad in the same area will rotate the leads in order of the 1st paid ad to the 2nd paid ad and so on.

Today's Home Buyer / does not refund money for banner ads except for the following reason: All ads are copied & pasted from the forms received from advertiser and then placed into the template pertaining to that type of banner ad. If an ad was found to be posed incorrectly by Today's Home Buyer / and was not corrected within 48 hours of receiving an email notification from advertiser, a full refund will be given and the ad will be removed. Refunds may take up to 10 business days before being mailed.

Referrals & Leads:

Leads & referrals will always come 1st. If Today's Home Buyer / sends you a lead/referral and that lead/referral has not been heard from you within a timely matter Today's Home Buyer / has the right to send the lead/referral to another professional. Timely matter is defined as within 24 hours of you being notified via call, text or email from Today's Home Buyer / This includes any professionals paying for banner ads.

Lender/Mortgage Leads: Any lender/mortgage professional that accepts a lead form Today's Home Buyer / is required to update the qualification status of lead immediately after determining if lead qualifies or doesn't qualify for a home loan. Referred lender may not give the qualified buyer to an agent of their choice without written permission from Today's Home Buyer / Any violation of this may result in your lead being revoked and the removal of any banner ads you have without a refund.

Today's Home Buyer / does not solicit listed properties for sale from any licensed agent.

Today's Home Buyer / is located in Washington and any dispute over privacy is subject to this Privacy Policy and our Terms and Conditions, including limitations on damages, venue, and application of the law of the State of Washington.

Today's Home Buyer / works with licensed real estate agents throughout the U.S. and may receive referral fees from such parties. Our company does have a license to receive such referrals. We do not redirect any leads from original listing agent using our system to gain a referral fee. All leads are directed to the paid licensed agent on the property advertised and inquired by a potential property purchaser of that same property.

The information you submit on your property is not changed or altered by Today's Home Buyer / Any errors of information or spelling is the responsibility of the advertiser. Please double check you ads and inform us of any needed corrections -

Buyers or property searchers understand that their requests will be referred to a licensed real estate agent in the area they requested. All buyer agents are a free service for buyers. Agents are typically compensated by a selling commission set fourth by the seller. is not responsible and we do not guarantee the information provided on this site. The property ads, information and flyers are provided by the owners or agents representing the property. We suggest all users to verify the information to their own satisfaction.

As shown on the "Advertise" page of this site you are letting Today's Home Buyer / advertise your property or listing, you are giving Today's Home Buyer / permission to post your property or listing in classified sites like, Today's Home Buyer / can not control any changes to the 3rd parties advertising or submission changes and it could prevent us from marketing your property within their classified sites.
